Houston-based Tema Development has started construction on a seven-story project called Hermann Park Residences. The developer of the 1980s Parklane high-rise overlooking Hermann Park has broken ground on a luxury residential development next door and says it has plans for two more projects there. Construction is expected to start during the second quarter of next year, and the building should be completed by the end of 2016. 'The most attractive amenity of all is the park,' he said. The building will have minimal amenities and maintenance fees of 20 cents per square foot, much lower than other properties, Sims said.

Units come in nine floor plans ranging from 2,350 to 3,600 square feet and are priced from $800,000 to $1.6 million. The Sugar Land-based builder hired the Mirador Group to design the brick and glass building. When Sims bought the property, he put a sales center in part of an existing building there that formerly housed a bridal salon. The half-acre building site is along D'Amico Street near Allen Parkway and Dunlavy and across from Buffalo Bayou Park. 'There's no one in the building under the age of 40,' sales manager John Marr said. So far all the buyers are empty nesters, many of whom have second homes. Sims said he expected it to take about six months to sell half the 22 units originally planned. 'We weren't expecting this velocity,' he said last week at the site of his new project, Riva at the Park. He's added three more floors.Д¬hris Sims of Sims Luxury Builders said he decided to expand the building to 29 units and 10 stories 'when we got to a dozen sales in six weeks.' The luxury homebuilder planning a seven-story condominium project just off Allen Parkway has made a design change to the building. The new ownership also includes Bruce Phillips of Houston-based PinPoint Commercial. It reopened under new ownership the following year but then was shuttered again. HGC Gulf Coast closed the facility in 2010.
